“While grieving the loss of our Mom in Spring of 2012, my brother and I were simultaneously faced with the task of handling her Pennsylvania estate given that Dad had died three years earlier. Complicating this task was the fact that I lived over a thousand miles away in Florida and my brother lived upstate a considerable distance and was swamped with the responsibilities of running a business. A significant part of that estate was the home where my parents had lived for the past 45 years. Unsure how best to proceed with the house we turned to Jim Fizzano, who had been referred to us by our mother’s lawyer. That turned out to be the best decision we made, not only from a business perspective but more importantly for peace of mind.
I met Jim at the house and immediately recognized that he was not only a seasoned real estate professional who could guide us on the road ahead, he was a pleasant, energetic person who genuinely enjoyed helping people at a time when they needed it most. Prior to our tour together of the property, Jim had met there himself with two of his preferred member realtors to assess the market value and discuss strategies to achieve a higher sales price and a faster sale. Our parents had each been blessed with a long life into their nineties, but the infirmities that come with old age meant that over their final years they had been unable to properly maintain or improve their beloved home. In its immediate state, Jim explained we were looking at a diminished pool of willing buyers and a relatively depressed price point. But Jim had a vision of what our home needed to add value and attract buyers! At the same time Jim’s plan was sensitive to the needs of my brother and his son, who was living in the home since Mom moved to assisted living a year earlier.
A week later we walked through the house again with a home inspector Jim had recommended and one of his trusted contractors. We developed a plan and transformed the property in a way I did not think was possible. Best of all Jim managed the whole process for us, from calling upon trade people he screened to do quality work at a fair price to hiring a realtor. There is no way I could have managed this process from so far away or that my brother and I could have devoted that time on site that was needed. After an investment of $35,000 we were able to market the property as an updated home in top condition. Consequently we achieved multiple offers, selling the home in just 2 days and for $70,000 more than would have been otherwise possible. And Jim and his team continued to handle all the sales details, up to and including attending the closing for us. It was a good business outcome to be sure, but more importantly for us we were able to honor our parents by restoring the house they loved.”

Last year when our friend was appointed executrix of her mother’s estate, she was overwhelmed. With two brothers living out of state, she found making decisions was difficult.
